  • Social housing makes up 71% of the Dutch rental market, but it is primarily reserved for lower-income residents and those with disabilities. These social-housing properties are often tied to long waiting lists, making them inaccessible for expats looking for immediate housing solutions.
  • Mid-range rentals represent 21% of the market, but they are designed for middle-income households, limiting availability to expats with specific income levels. These rentals also have capped rents, which make them highly sought after and difficult to secure.

The Private Rental Market: Your Main Option

This leaves the private rental market—the primary option for expats— comprising under 8% of available housing (around 279,000 units). While the private sector offers more flexibility, it is also highly competitive, especially in major cities like Amsterdam, The Hague, Rotterdam, and Utrecht. With demand far outpacing supply, rental prices continue to rise, making it increasingly difficult for expats to secure a home.
